Our goal is to expose your property to as many prospective purchasers as possible by various means, to help you attain the highest sale price in the least amount of time on the market.
Today that means using the internet. The latest studies show that the vast majority of buyers and sellers are getting their information off the internet before they ever go looking at homes. According to the National Association of Realtors, Internet advertising has now greatly surpassed paper advertising. It is readily available at all hours of the day and night, and not just a few words, but lots and lots of pictures! We have chosen what we feel are the best Sites to advertise on. These Include:
Realtor.com
HomeAdvisor.com
Cleveland.com
HomeSeeker.com
TREB.com (The Real Estate Book)
Other WEB sits which are interactive with the MLS (Please ask about this!)
We have not completely eliminated print advertising, but as the Internet becaomes more prevalent, and the cost of print advertising continues to rise, we are more selective about the print advertising we choose. The Sunday Plain Dealer had almost 3 times the circulation of its daily and Saturday circulation. The same is true for the Chronicle Telegram as well. We have advertising contracts with both. Some agents may choose to target smaller local papers such as the Sun Newspaper, the Rural Urban or Scene Magazine. The Real Estate Book provides full color photos of properties as well.
All the advertising in the world will not sell an overpriced property!
So to help you price your property accurately, we can provide a written market analysis, or what many sellers prefer, is to sit down in front of the computer together and review the recent similar sales in your area. This gives you the opportunity to ask questions, and see for yourself what homes in your area are selling for, and how long it is typically taking for them to sell. Remember, no two properties are exactly the same, and market conditions are constantly changing, so be prepared to make timiely price adjustments when necessary. We can also provide you with a video "Pricing your home to sell" which can be very helpful in providing you with insight into how the real estate market actually works.
Should we buy first, sell first or try to do a contingency?
This is one of the biggest questions people have when they already own a home, but want another one. Our agents will provide you with the pros and cons of each situation, and then let you make the decision that is right for you. Once you have decided how you wish to proceed, we can help make the process go as smoothly as possible. One of our agents will be there to consult with you every step of the way!
Take digital pictures of your home to distribute and post on the internet.
